*W-2’s for the previous two years
*Information on the last two years of employment
*Bank statements from the previous three months
*Statements from all investments for the prior three months
*Self-employed individuals need tax records for previous three years
*Those who own rental properties need tax returns and rental agreements for previous two to three years
*If planning to use child support as income, you will need copy of divorce decree and copies of twelve months worth of child support checks
*Information on all outstanding loans and debt (be prepared to explain any of your debt that is past due)
*If applying for VA loan, you will need a copy of the DD Form 214
-Identification, such as Driver’s License and Social Security card

If you have already made an offer on the home you need to acquire a fast home loan on, you will also want to make sure you have the following ready:

*Signed Purchase and Sale Agreement
*MLS listing sheet
*Copy of the property description or deed
*If you are also selling a property, you will need a copy of the listing agreement and the Purchase and Sale – Agreement, if it is under contract

When filling out the loan application, do not leave anything out. Documents that are incomplete are going to slow the process down. Not only that, after you apply for the loan, the bank is going to require an appraisal of the property to ensure the home is worth the amount you may be purchasing it for. If you are not available when the appraiser calls to set up an appointment, it could slow things down for several weeks. They already have a busy schedule and, should you not be available when they are, it could take several more weeks to work out a convenient time.
