Owning a home has always been the American dream. Since the decline in real estate value, now is a great time for first time home buyers to start shopping. The state of Florida has been especially hard hit and the number of Florida houses for sale has skyrocketed.

Florida has become a popular place to live and buy homes. Florida has no state income tax and property taxes are substantially lower than in most states. Much of its revenue comes from tourists and northerners migrating for the winter months. Florida is 65,758 square miles, including water. This is quite close in size to the state of Wisconsin. Florida is over 500 miles long, from the Georgia state line to mile marker zero in Key West. The widest part of Florida is from Pensacola in the panhandle to Jacksonville on the Atlantic coast at 356 miles. There are 1,197 miles of coastline and 663 miles of beaches.

As with anywhere, the average price of a home in Florida varies by location. The Sun Coast, as it’s called, is located in the Tampa/St. Pete/Clearwater area. The beaches are pristine and it is a popular vacation spot for young and old alike. It is a favorite relocation spot as the homes, on or near water, are much more affordable on the west central coast. However, the selection of Florida houses for sale is abundant no matter where they are or what the price range. There are some really great deals if you are a do-it-yourselfer. Fixer uppers can be a great investment.

Currently there are close to 500,000 Florida houses for sale. In Sarasota County alone there are 12,710 homes for sale with over 2,100 foreclosures. Those foreclosures are currently range from $2.5 million down to the mid-30s. In Miami-Dade there are 48, 846 homes for sale with 11,000 of them being foreclosures. In the panhandle near Pensacola there are 6,100 homes for sale.

Florida has several options for home purchase. Most of the newer houses have certain hurricane codes that must be met. Older homes, though not as strictly constructed, are solidly built with cinder blocks which are quite sturdy and hurricane proof. There are also many mobile or manufactured houses for sale. Buying one of these can be risky as a hurricane can lift it right off its foundation.

Like any part of the country, Florida has it’s seasons too. There is a rainy season from June to September. During that time, Florida is prone to tornados, hurricanes and lightening. It is hot and humid most of the summer and average temperatures usually hover around 90 degrees. The winter, however, brings relief with dry conditions and less humidity. The average temperature drops to the mid 60s to mid 70s. This can result in droughts and brush fires in many locations.

Don’t let any of that scare you. Florida has hundreds of attractions for everyone. Perfectly located in central Florida is Disney World, Universal Studios, Sea World, Islands of Adventure to name a few. There is also a small residential community named Celebration.

Celebration is a self contained community that was the brain child of Walt Disney himself some 50 years ago. The idea was since revisited by Michael Eisner, seeing Walt’s vision, and has since been brought to life. Celebration has a town square with shops, bakeries, groceries and anything you could need without leaving the community. If you are looking for old world living in a ‘New Urbanist’ town, Celebration is the perfect choice. Florida houses for sale in this area range from the low $300s to over a million dollars. With its beautifully appointed Key West style, you won’t feel like you are in central Florida.

Another popular location is Palm Beach. Close to Miami, Palm Beach is actually split into two locales. Palm Beach Island is separated from West Palm Beach by the Intercoastal Waterway. Palm Beach has a population of approximately 10,500 permanent residents. During the winter months you can expect the population to explode to 30,000 or more. The median prices for homes in this area are right around $600k. A bit pricey but you can find some great deals in the surrounding areas.

And remember, even though we have a rainy season, we don’t have to shovel! It’s not called the Sunshine State for nothing!
