Winter Park Property - Buying Winter Park Property

homes city resort ski

Winter Park is a small town in Grand County, located in north central Colorado. Even though the population is only 857 people, it is officially a fully incorporated city. To be fair, the city is in a bit of a boom, having grown by almost 200 people in the past decade. As a matter of record, it has the highest elevation of any incorporated city in the United States, with the center of the city sitting at 9,000 feet above sea level, but other areas topping out at 12,060 feet above sea level.

Most Winter Park property is owned by the Winter Park Ski Resort. Winter Park property first became available with the opening of the resort in 1939. Since that year, this has been the most popular ski resort for residents of Denver. The city of Denver actually operated the resort until Winter Park was officially incorporated in 1979.

Winter Park property is available in several communities and in isolated areas both inside and outside the city limits. As the city’s population hints, most property owners in the city do not live there. It is estimated that there are over 1,500 housing units in Winter Park, but only about 400 resident households. Winter park property is primarily sold as summer homes or ski-trip getaways. There are several owned properties that contain nothing more than a mountain cabin or ski shack.

Investors are currently building in the city, and Winter Park property does not have to be purchased as empty lots. Anywhere from 300 to 500 homes are for sale in Winter Park at any given time. The median selling price of these homes is $340,000. Empty lots suitable for building homes, complete with public water and electricity, sell for $44,000 to $1.5 million, depending on size and exact location.
